A South Brisbane office building is one of the first to achieve a double whammy accreditation from the Green Building Council.

The 154 Melbourne building has achieved five-star green certification for both office design and “as built” status.

Developed by Pradella with joint venture partners Michael Barakat and Raymond George, the 11-level office building is one of only eight buildings in Queensland to receive the five-star rating for office design.

It is the third office building to be given a five-star green rating “as built”. It is one of the first commercial buildings in Queensland to achieve both certifications.

Pradella development manager Nick Hinton said the company recycled 80 per cent of waste generated on the site and used recyclable content all the steel and concreting in the building.

The building has chilled a beam system that it believes saves about 40 per cent on energy consumption.

The building has zoned lighting, water harvesting, water-efficient fixtures and fittings and uses natural light and ventilation.
