Kelvin Grove Booming Area – The Courier Mail

The first stage of Pradella’s Kelvin Grove’s Urban Edge apartment project, Vista, is completed and sold out and construction is underway for stage two. The second building, Horizons, is due for completion by June 2013 and together, the building will offer 206 contemporary, open-plan apartments.

One and two-bedroom apartments at Horizons are priced from $349,000. With uninterrupted city views Urban Edge had recorded more than $70 million in sales.

Development manager, Brett Lentz said the high level of interest in the development was coming from predominantly Brisbane buyers eager to secure a quality property in the booming Kelvin Grove neighbourhood.

“Kelvin Grove represents and attractive proposition for both astute investors and owner occupiers, with strong transport connections and the lifestyle benefits only available in inner-city locations,” he said.

Apartments in the new Vista building are also in demand from renters and the building is now at full occupancy.

“With its prime location and quality apartments, the available rental apartments were filled within a few weeks of the project’s completion,” Mr Lentz said.

According to the Urbis Kelvin Grove Outlook report, the $2 billion development of the Kelvin Grove Urban Village was a key catalyst for the rejuvenation of Kelvin Grove and has continued to drive capital price and rental growth, through structural uplift.

Located just two kilometres from the CBD, Urban Edge is set in more than 0.4 hectares of private landscaped gardens and pool areas, offering a balance of inner-city living and tranquil, green surrounds.

Mr Lentz said with its inner-city location, Urban Edge offered buyers every lifestyle convenience with shops, entertainment and transport all within the village. “whether it’s theatre, a round of golf or a nice meal out, residents of Urban Edge will only have to venture just beyond their front door to enjoy all the lifestyle,” he said.

Urban Edge’s popularity is expected to surge further with the recent introduction of the Queensland Government’s new $15,000 First Home Owner Construction Grant, applicable to newly constructed or off-the-plan property.

Pradella has opened one the two-bedroom furnished display apartments at Horizions.
