Shining Light
The former site of the South Brisbane Gas and Light Company is set to be transformed into a four-building apartment project.
The Pradella Group this month launches its Light+Co development at Montague Rd, West End, with the $50 million stage one, Illuminate.
The six storey building will encompass 90 apartments, ranging from a 70sqm one-bedroom design from $395,000, to three-bedroom 115 sqm floorplans from $795,000.
Two-bedroom apartments are available with one or two bathrooms.
Illuminate will be followed by the 12-storey Radiance building, with 137 apartments.
CBRE residential projects managing director Paul Barratt said the site was originally occupied by a gas and light company, which supplied the city’s gas for street lighting.
Award-winning architects Rothelowman have designed the project.
Mr Barratt said apartments were about 12 per cent larger than the market average, with balconies more than 50 per cent bigger, on average, compared with other inner-city apartment projects.
“This is true Brisbane urban design by taking advantage of our perfect climate and outdoor lifestyle,” Mr Barratt said.
The project would also include 4500sqm of private landscaped gardens and pools, and ground-floor shops along Montague Rd.
Light+Co is less than 2km from the CBD and a short walk from the West End Markets and Davies Park.
City Glider and City Cycle services are at the doorstep, while the West End CityCat terminal is 1.2km away and the South Bank cultural precinct 1.7km.
Project marketing documents show the western portion of the site, along Beesley St and Pidgeon Close, flooded in 2011.
Floodproofing measures include positioning of all essential services above the January 2011 levels, plus the inclusion of basement groundwater management pumps and an on-site generator in case of power failure.
Illuminate will launch on November 8 with Radiance expected to follow this year.
Completion of the first building is expected in mid to late 2016.
